Researching Modern Sustainable Homes for a Subdivision in North San Diego County

Modernism week is being held in Palm Springs, CA and I toured the Rock Reach House in Yucca Valley, CA this week as a guest of Kurt Christy with Blue Sky Homes Building Systems. The desert scenery is captivating at Rock Reach House and quite frankly it’s reminds me of exploring and playing in the perfect fort I built as a kid. Many of the advanced building methods, materials, designs, and technologies used in pre fab sustainable building products will be standards for future building codes and practices.
Aesthetically speaking I would venture to guess that if you like shopping at Ikea (quality questionable but design is engaging to many) and you enjoy the interior design of Chipotle then you would appreciate the modern pre fab architecture that is commercially available today. There are numerous builders that have established a names and growing name recognition beyond the industry- companies such as LivingHomes.com worked with Make It Right (Brad Pitt) to introduce low cost, energy efficient modular homes. You may remember the Living Homes designs that were built in Louisiana after hurricane Katrina. Rocio Romero is a Chilean-American UC Berkley graduate and modern designer that has an LV series of homes that are attracting attention and following as well. Romero’s LV series offers kits for around $100 per square foot.

Potential buyers are becoming increasingly aware of pre-fab built home architecture and many of those whom I speak with appreciate the look and feel of these modern structures. Perhaps I’ve been “green washed,” but I like the lifestyle environment that this style of architecture provides.  Admittedly the price, inconvenience, and challenges of  building and purchasing  a new prefab modern sustainable home is prohibitive for many prospective buyers.  Nevertheless, I can envision a movement toward people choosing to build smaller, more efficient, and sustainable homes on building sites in the beautiful North San Diego County foothill areas.  Furthermore, I believe that while the inventory of existing foreclosures, short sales, and traditional home sales will stifle and reduce investment in traditional home construction, there will  be  a need and emerging demand for quality modern sustainable homes. My immediate interests are to continue researching prefab homes and to meet investors, builders, and buyers that wish to dwell in modern sustainable homes.  Many of the North San Diego County communities such as Hidden Meadows, Valley Center, Escondido, and Fallbrook currently have pristine land and building sites that are well suited for modern sustainable homes.

Marguerite Reardon’s article title “How can I get a piece of the Facebook action?” answers a question presented to her from one of her readers.  Like Marguerite I will state that I’m not a “financial analyst,” with extensive knowledge about IPO history, laws, and SEC regulations.  My personal experience during the dot-com boom allowed myself and friends the opportunity to invest (and lose) on IPO offerings during a period in the late 1990s.  IPOs for  .com technology companies seemed to be  flooding the market with multiple companies going public every week.  It was gambling, and in the end I heard many stories about people losing on their IPO wagers.

As Marguerite mentions, companies such as google have performed and grown well beyond their initial price offering.  It would seem reasonable to expect that many months from now, when Facebook does IPO it is positioned to experience a burst in demand that will surpass the expectations of the mightiest bulls.  My instinct is that there will be a significant increase in new users that are hungry to experience the social web.  With an ever increasing demand for all things social, mobile, and internet related Facebook is positioned to accelerate and continue redefining social interaction across the globe.

For many years, I personally avoided the social web- Facebook, twitter, etc., because of my privacy concerns.  Unfortunately, our anonymity is an endangered species or an extinct thing of the past and unless you are ready to live the life of Grizzly Adams it maybe the time to embrace and leverage this “Facebook” experience with a renewed gusto.  My personal opinion is that while we practice and work to remain https:// secure and anonymous our government, financial institutions, and economy at large has  built our future in “clouds.”  The network known as the internet has proven itself to be insecure and a detriment to our privacy and a contention point for future economic disaster and instability.  The addendum’s to Facebook’s IPO describe the potential risks, but similar to the fine print people rarely read or consider it until it negatively effects them.

If you believe that Facebook and the social, mobile internet will continue to grow and explode in popularity and want to find a way to profit from the Facebook IPO I suggest you embrace the technology.  My personal strategy was to partner with FlareTag.com to help develop and promote Facebook applications for Real Estate.  The ripple effect of Facebook’s popularity and influence among your customer’s should not be underestimated.  That is not to say that twitter, LinkedIn, google+, and an ever-growing number of social network sites are less important than Facebook- simply put you can not ignore the global social influence of the internet to deliver you opportunities to establish, improve, and maintain your brand.

Social Media for Real Estate- Facebook, Twitter, & More

Yesterday I attended two presentations about using social media effectively.  The presentations were tailored to  real estate professionals and hosted  at the San Diego Area REALTOR (SDAR) office.

I arrived early and spoke with three of the attendees while we waited for the presentation to begin.  One agent named April was concerned about privacy and the ability to separate her personal facebook page from her real estate fanbook page.  Some people discussed not knowing what to “tweet” about, one agent asked for advice about upgrading to an iPhone4 or 4s (get SIRI and the upgraded camera).  The entire group was socially engaged.

The presenter discussed the statistics that overwhelming indicated that the majority of  home buyers and real estate transactions begin online- whether the statistics are accurate or not it’s safe to assume that if you are not found online you will miss opportunities to do business.  For some reason she skipped the discussion on using google analytics and engagement measurement tools.   Her presentation was engaging though and covered a wide variety of social mobile web technologies and tools to get excited about researching.

The presenter discussed establishing a habit of posting online information everyday during “peak” times, the need to follow and build followers across facebook and twitter, and focusing those messages  on  4 primary and 4 secondary markets in as  localized an effort as you can travel and service effectively.  During the sessions we setup a facebook fan page, explored the topics of search engine optimization (SEO), as well as the short hand characters used on twitter and social media- such as the @user and #hashtag to signify keywords.

Selecting the social media sites and tools to use from the ever expanding offerings from new startups and social sites requires dedication, technical knowledge, consistency, social awareness, and a commitment to analytic performance monitoring.
